- 2. 2100 Delaware Avenue B – Administrative Use Permit (Use Determination) for service/on-premises consumption of beer, wine, and food (low-risk alcohol use) in conjunction with an existing art studio use at a site in the I-G/PER-2 (General Industrial/Performance Overlay Zone 2) zone district. Environmental Determination: Categorical Exemption.
- 3. Public row adjacent to 160 Peck Terrace – Coastal Permit to recognize the emergency permit issued to prune, trim, cut off, or remove greater than 25% of the crown of Heritage-sized trees within the Ocean Villa Creek Riparian Corridor adjacent to 160 Peck Terrace in the public Right-Of-Way. Environmental Review: Categorical Exemption. This project requires a Coastal Permit which is appealable to the California Coastal Commission (CCC). An appeal may be filed to the CCC after all possible local appeals are exhausted through the City. For Coastal Permits processed concurrently with other planning entitlements, an appeal of the Coastal Permit only may be filed directly to the CCC at any time during the appeal period. Appeals shall be processed in accordance with Section 24.04.180 et seq. of the SCMC.
- 4. 615 Hanover Street and 1504 Seabright Avenue – Minor Land Division to divide a 16,967 sq. ft. property into two lots of 8,788 sq. ft. and 8,179 sq. ft. of net lot area on a lot located in the P-A (Professional and Administrative Office) zone district and listed in the City’s Historic Building Survey (Vol. I). Environmental Review: Categorical Exemption.
- 5. 242 4th Avenue – Design Permit and Coastal Permit to construct additions consisting of an attached garage with second story room for an existing dwelling in the R-1-5/CZ-O/SP-O (Single Family Residence/Coastal Zone Overlay/Shoreline Protection Overlay) zone district and within the Seabright Area Plan. Environmental Review: Categorical Exemption. This project requires a Coastal Permit which is appealable to the California Coastal Commission (CCC). An appeal may be filed to the CCC after all possible local appeals are exhausted through the City. For Coastal Permits processed concurrently with other planning entitlements, an appeal of the Coastal Permit only may be filed directly to the CCC at any time during the appeal period. - 1130 and 1132 Mission Street – Review of revised plans submitted following Planning Commission approval on January 18th and subsequent appeal(s) of the development proposal at 1130 Mission Street, as directed by City Council on April 30, 2024, involving a Nonresidential Demolition Authorization Permit to demolish two commercial buildings, Boundary Adjustment to combine two parcels, Design Permit, Special Use Permit, Watercourse Development Permit and Heritage Tree Removal Permit to construct a five-story mixed-use building consisting of 2,627 square feet of ground floor commercial space and 48 single room occupancy (SRO) residential units above.
